What is the monthly rent, and are there any additional fees?

Monthly Rent: $850.00

What is the duration of the lease, and is it flexible?

We offer 3, 6,12 and 14-month leases.

Are utilities included in the rent, or are they billed separately?

All Bills Included with Monthly Rent (Electric, Water, Cable, Internet)

What is the security deposit, and is it refundable?

Security Deposit: $300.00

Are there any move-in specials or discounts available?

Is renters insurance required, and if so, what does it cover?

Yes, tenant funded.

What is the pet policy, and are there any associated fees?

2 Pet Max per unit, Weight Limitation: 50Ibs, Breed Restrictions, Pets Must Always Be Under Control (Leash, Collar, Harness, etc) Pet Fee: $200.00 per Pet, Pet Rent: $25.00 (per Pet)

Are there any restrictions on decorating or making modifications to the apartment?

Apartment Modifications are only permissible with written permission from management.

What is the process for handling maintenance requests?

Residents are able to submit maintenance requests through their online resident portal, contact the office at (832)780-9030 or stop by the leasing office during business hours.

Are there laundry facilities on-site, or does the apartment come with a washer and dryer?

We have an on-site laundry facility.

Is parking available, and is there a cost associated with it?

Parking is included with monthly rent. (Truck/Rig Parking included)

What amenities are included, such as a gym, pool, or community room?

Grilling Area, Lounging Spaces and Dog Park

How secure is the building, and are there security measures in place?

24/7 Video Camera Surveillance, Gated Apartment Community (One-Way In &One-Way Out)

What is the guest policy regarding overnight stays and visitors?

Guests are not permitted to stay over 7 consecutive days without being added as an occupant.

Are there any noise restrictions or quiet hours that tenants must adhere to?

The property’s quiet hours are from 10:00 PM to 7:00 AM

How is the apartment heated and cooled, and who is responsible for maintenance?

All apartments are heated and cooled! Residents must submit a maintenance request to the office if servicing is required.

What is the protocol for renewing the lease, and are there any incentives for doing so?

Residents are required to provide 30-day notice before lease expiration date for any renewals or move outs.

Are there any restrictions on smoking within the apartment or on the premises?

There are designated smoking areas on the property. Also, a portion of the apartments are allocated to permit smoking.

How is trash and recycling handled, and are there designated areas for disposal?

Residents are responsible for throwing away trash at a designated trash dumping area on the property. The property collects trash from designated dumping areas and discards all trash in the property’s trash reciprocal.

Can I sublet the apartment, and if so, what is the procedure?

Subletting is not permissible under the terms and conditions of your lease agreement.

What is the process for terminating the lease early, and are there penalties?

Early termination of a lease agreement will require resident to pay accelerated rent for the duration of the lease agreement and a reletting fee of 85% of one month’s rent.

Are there any recent renovations or future upgrades planned for the building?

In 2024, we underwent a multi-millions dollar renovation. Currently, we are continuing to renovate the property’s grounds, laundry room and additional apartments.

How accessible is public transportation from this location?

The property is not located on the bus line for access to public transportation.

Is there a community manager or staff on-site, and what are their hours?

Yes, our friendly on-site team is ready to assist in any way possible. The leasing office hours of operation are, Monday – Saturday from 9:00 AM to 6:00 PM.
